The Uptons, a vibrant mixed-use development of five residential blocks, discovered structural cracking within the communal stairwells of four blocks. Residents raised concerns, and the building management sought expert evaluation and swift solutions.
The Challenge
Upon inspection, our expert Chartered building surveyors identified cracks in walls and ceilings across 10 stairwells. Recognising the potential safety concerns, they promptly engaged a structural engineer to assess the severity of the issue. To minimise disruption to residents, meticulous planning was required. Precise working hours and access arrangements were agreed upon, ensuring continuous access to apartments.
Further investigation revealed the root cause: insufficient structural restraint. Wall strapping was either missing or poorly fixed, wall ties were absent, and roof trusses lacked proper connections. This compromised the overall stability of the structure, requiring immediate remedial action.
The Outcome
Drawing on their expertise, our team instructed the structural engineer to design a comprehensive repair plan. The plan involved accessing some apartments temporarily to isolate water and gas supplies while installing new steelwork and strapping. Collaborative efforts with the client and relevant parties ensured smooth execution.
Following the successful structural repairs, we meticulously restored the affected areas. Ceilings, eaves walls, window boards, and service boxes were reinstated, and new steelwork was discreetly concealed with custom boxings. Finally, all repaired areas were expertly skimmed and repainted, blending seamlessly with the existing design.
